There will be a special meeting Tuesday, May 18, 2010, 6:30 p.m. at 3092 N Fulmer Circle to announce the results of the bids/proposals to hire a property management company. The new president, Audrey Copeland, will host & chair the meeting.

The complete 04-27-10 Special Meeting minutes will be posted soon. In the meantime, the meeting is summarized as follows:
Representatives from Management South and Lewis Property Management, along with a rep from Superior Bank, spoke to attendees on the advantages of having a property manager. Of the 15 mailed-in votes, 13 members voted in favor of and 2 against hiring a property manager. Members in attendance representing 27 lots voted unanimously to have the 2010 SCHOA Board of Directors to obtain at least three bids/proposals and then call another special meeting for residents to have input on which, if any, company is chosen. This process will be accomplished prior to the next special meeting, which is scheduled 05-18-10.
Resident Audrey Copeland was then nominated to be the 2010 SCHOA President. Members voted unanimously in favor of.
Resident Emilia Murphy was nominated to be the 2010 SCHOA Vice President. Members voted unanimously in favor of.

04-27-10 Special Meeting Notice
There will be a special meeting Tuesday, April 27, 2010, at 6:30 p.m. to vote on whether or not to hire a property manager, and to elect a new president and vice president. The current treasurer, Barbara McTamney, agreed to continue as treasurer until her pending move from Tallahassee, or until a new treasurer volunteers and is elected.
The meeting will be held at 3121 S Fulmer Circle, and should not last more than 30 minutes. If you cannot attend, you may return your proxy vote on the property manager issue by using the attached form.
Five Reasons to Hire a Property Manager
Reason 1: There’s Nothing to Lose
Depending on which management company is chosen, we can commit to 6 months to a year without having to raise our membership dues. From the quotes received thus far, future dues will still be very reasonable if it is decided to retain their services.
Reason 2: Time & Convenience
It takes an enormous amount of time for volunteer board members to run your association. Asking people to volunteer such a substantial amount of their already dwindling time these days is just not fair.
The board should be a decision-making body, but too often the day-to-day distractions of educating residents and attempting to meet their expectations can be overwhelming. Neighborhood politics can, at times, create an atmosphere of tension that is hard to overcome. That is where an outside unbiased opinion can provide much needed clarity without the unwanted side effect of conflict between neighbors. Professional management provides the administrative buffer, giving residents the attention they deserve and freeing the board to focus on those decisions that affect the long-term viability of the community.
Reason 3: Knowledge
A simple passing familiarity with the local, state and federal laws that govern home owners’ associations is not enough to keep it compliant. And with volumes of statutes and regulations on nearly every aspect of your community, lay leaders usually learn about these minute details by trial and error.
Good professional managers will bring a wealth of knowledge and experience to the table and stave off potential problems before you even realize that you had them.
Reason 4: Continuity
Continuity is key to progress. Board members might come and go, but a manager can offer a common thread that links one administration to the next. This is extremely important when it comes to record keeping, budgeting, and even the relationships with residents.
Reason 5: Preserve or Increase Property Values
The combination of the four main reasons listed above should help to preserve or increase property values—because a professional property manager is in the business to do just that.
